  Chapter 1

  Grant

  “You better have good news for me, Grant,” were the first words my client, Pete, had for me when he answered my call.

  “Yes, and maybe. I have an offer for you.”

  “If it’s anything less than $13.5, don’t bother.”

  “Pete, just hear me out. They’re offering $11.5, cash deal, and a thirty-day closing.”

  “Why the hell are you wasting my time, Grant? I’m not going a penny below $13.5.” The tone of his voice was agitated. “You have two weeks to get me what I want or else you’re fired. You’ve had the listing for over a year. Frankly, I expected more from you. You’re supposed to be the best and that’s why I gave you the listing. Get off your ass and sell my penthouse. Two weeks.” I heard a click.

  “Shit.” I shook my head as I looked at my assistant, Tom. “What part of he’s overpriced does he not understand? Everyone knows it’s overpriced and that’s why it’s not selling.”

  “Maybe it’s just best you walk away from it. The guy is an asshole, Grant.”

  “I don’t walk away from any sale. You know that.” I pointed at him.

  “It’s less humiliating than losing the listing. Isn’t it?”

  “I’ve never lost a listing, and I’m not about to start now.”

  I sighed as I leaned back in my chair and tried to think of a plan. My team and I tried everything. I’d held more open houses for that one property than I’d ever had before. The real estate market was down, and things weren’t moving as quickly as they were a year ago. I didn’t want to list the property for that much because I knew it was too high, but it was either do as Pete said or lose the listing. I thrived on challenges, and this was a challenge I wasn’t about to lose. I had an idea, so I called a team meeting in the conference room.

  “We have two weeks to close a deal on the Moore Street Tribeca property or else we lose the listing. Pete is being very unreasonable about the price and won’t budge. Since none of us can seem to find a buyer willing to pay the asking price, I want all of you to put the word out that the first person who can sell it within two weeks will be hired to work at The Roman Group as part of my team, plus four percent commission on the sale.”

  “You really want to do that?” Marcy, one of my team members asked with concern.

  “Yes. The person who brings me a buyer and closes the deal will work for me. I want it posted all over social media, and I want you to send out blasts to all the brokers and agents in every major city around the country.”

  “What about all the emails from agents we get everyday asking about a job here?” Tom asked.

  “Them too. EVERYONE! Now get moving. We don’t have much time.”

  I grabbed my phone from the table and went up to my father’s office.

  “Is he in there?” I asked his assistant, Tina.

  “Yeah, but he’s getting ready to leave for a meeting at the Chelsea property.”

  As I opened the door and stepped inside, he looked up at me from his computer.

  “What’s up, Grant?” He leaned back in chair.

  “Pete called and gave me two weeks to sell his penthouse or he’s pulling the listing from us.”

  “Tell him to fuck off. He’s an unreasonable man and we don’t need his sale.”

  “I’m trying one more thing first.”

  “What could you possibly try that you haven’t already?”

  “I’m having the team put out a blast to all the brokers/agents in the city and around the country. The first person who brings me a buyer and closes the deal will be hired as part of my team. Plus, I’m offering four percent commission.”

  “That should light a fire under their asses.” He grinned. “Why is this so important to you? It’s okay to walk away sometimes. I’ve done it.”

  “I never have and I’m not about to let Pete force me out. I will sell that property if it’s the last thing I do.”

  “Good luck.” He got up from his seat, walked over to me and patted my shoulder. “I have to go. We’ll talk later.”

  “Yes, Grant. Oh God, yes!” Lena moaned as I rapidly thrust in and out of her from behind.

  With a tight grip on her hips, my muscles tensed as the buildup increased. With one last deep thrust, I let out a moan as my cock exploded.

  Giving her a light slap on her ass, I pulled out and went into the bathroom to dispose of the condom. When I walked back in the room, Lena was getting dressed.

  I walked her to the elevator and pushed the button.

  “I will. Enjoy the rest of your night.”

  “You too, Grant.”

  Lena was a woman I met about six months ago. She was a twenty-seven-year-old beautiful E.R. resident with long auburn hair and green eyes. We’d go out on occasion for a nice dinn
er, fine wine and then either go back to her place or mine for casual sex. No strings and no drama. I wasn’t looking for anything or anyone special. A relationship was the last thing I needed with my busy career. One woman had already broken my heart and I wasn’t about to ever let that happen again.

  After grabbing my phone from the bedroom, I went over to the bar, poured myself a scotch and took it out on the terrace. I’d thought about my plan to get Pete’s penthouse sold and prayed to God it was going to work. But I needed to be realistic and prepare for the inevitable. Nobody was going to pay what he was asking. All I needed right now was a miracle.

  Chapter 2

  Bella

  I sat on the golden sands of Wailea beach in Maui as I stared at the email a friend of mine from L.A. forwarded to me. After I read it, I stared out into the blue waters while the memory of when I was sixteen crept up in my head. The memory of this very place and the beach where it had happened.

  “I wish you didn’t have to leave tomorrow,” he spoke as his arm securely held me while we sat on a blanket under the moonlight listening to the waves crash against the shore.

  “I wish I didn’t either.” I looked up at him as my head laid on his shoulder.

  His lips pressed against my forehead as his hand stroked my cheek that sent shivers down my spine. Lifting my head, I stared into his deep brown eyes.

  “Are you cold?” he asked.

  “A little.”

  He reached over and grabbed the extra blanket we’d brought and as he wrapped it around me, his lips met mine. Taking my hand, he placed it over the hard bulge that protruded through his shorts.

  “Feel that? This is what you do to me, Bella. You are the most beautiful girl I’ve ever seen.”

  “Will you call me when you get home?” I asked as I glanced over at him.

  “They probably aren’t even back yet.”

  “But if they are, I don’t want your dad to kill me if we’re going to continue seeing each other.”

  I smiled as I slipped on my panties and into my dress while Grant pulled on his shorts.

  “What are you going to do with that?” I pointed to the condom in his hand.

  “There’s a trash can on the way back. I’ll toss it in there.”

  He walked me to my room and before I slid the keycard into the lock, I stopped and looked at myself in the mirror in the hallway to make sure I looked okay, so my parents didn’t suspect anything.

  “You look absolutely beautiful, Bella.” Grant smiled. “Are you sure you’re okay?”

  “I’m fine, Grant. Actually, I’m great.” A grin crossed my face.

  We stepped inside my hotel suite and my parents weren’t back yet.

  “See. I knew they’d still be out soaking up every minute before we leave in the morning. Please don’t forget to call me. I’m only an hour away from the city, and I’m there all the time. In fact, we could plan weekends together.”

  He placed his hands on each side of my face and stared into my eyes.

  “I could never forget someone like you, and I promise I’ll call.” His lips softly brushed against mine.

  I never heard from him again.

  Chapter 3

  Bella

  The ringing of my phone snapped me out of the past and back into reality.

  “Hey, Krystal.”

  “Bella, did you get the email I forwarded you?”

  “Yeah. I did. Thanks.”

  “I figured you could jump on board since you’re moving back to New York in a couple of days. Four percent is a hell of a lot of money in commission for that property and if anyone can sell it, it’s you. Listen, I have to run. I’m meeting a client in Malibu. Don’t be a stranger and keep in touch.”

  “I will, Krystal. Thanks again.”

  I stood up, dusted off the sand, and headed back to my room to start packing my suitcase. When I heard a knock on my hotel room door, I opened it to find Donald Simms standing there.

  “Donald, come in.” I gestured.

  “I just wanted to thank you again for your help in helping us to find the perfect house here. We’re on our way to the airport to head back to L.A.”<

  “You’re welcome. It was my pleasure.”

  “When does your flight leave for New York?”

  “Tomorrow morning.”

  “I can’t say I’m happy about your decision to leave Los Angeles, but I know you’re doing what you have to for yourself.”

  “I’m always just a phone call away, and I’ll be back to L.A. here and there. I expect your call if you’re ever in the market for something in New York.”

  “I wouldn’t deal with any other broker.” He kissed my cheek. “Have a safe flight and enjoy your new life in New York.”

  “Thanks, Donald. Have a safe trip home.”

  I smiled as I wheeled my two suitcases through the door of my new apartment located at 250 West Broadway. A twenty-four hundred square foot, two-bedroom plus den, three bath beauty that overlooked the Hudson River. While I was in Hawaii, I had all my boxes plus new furniture delivered. It was a mess, but the first thing I needed to get set up was my office space.

  As I was getting my computer situated, I heard a knock on the door. Opening it, my best friend, Ami, threw her arms around me.
